Never be afraid to reinvent the proforma and the use of your commercial property. Many times in this type of market, buildings sit vacant as offices, retail, food service, bars, or a host of other uses. With the proper expertise and experienced professional assistance, uses can be altered to fit the need of the market and increase yield and, in some cases, even create yield for the owner. In a market where smaller retail clients are looking for space to lease or own, the conversion of a building that has always been a bar or dance hall can be very effective. In some cases, a time study will show that at $750,000 for a beverage license with a bartender making drinks at a normal rate times the hours of operation, it would take 13 years to pay for the license alone. Small leased space may be the answer. With talented commercial Realtors having that background, owners can prosper in a down, cyclical market.
